Preventive maintenance is more than changing filters. It includes checking all of the safety components built into each system. It is about efficiency testing to ensure controls are set properly,thus providing for peak performance. Proper maintenance is designed to increase efficiency, reduce breakdown and extend equipment life.

P.M. FOR COOLING EQUIPMENT:

• Replace filter/clean washable filter
• Check thermostat
• Check refrigerant charge
• Check compressor amps
• Check condensor coil
• Check condensor fan motor amps
• Check all electrical wiring
• Check indoor blower motor
• Check condensate lines
• Check temperature drop across coil
• Check  pressure controls
• Check contactor
• Check capacitors
• Inspect electrical disconnect

• Check thermostat
• Check safety limit controls
• Chek blower assembly
• Check belt tensions , if applicable
• Inspect burners
• Check ignition control or pilot
• Inspect heat exchanger
• Check for gas leak at furnace
• Check flue pipe for proper venting
• Check all electrical wiring
• Check gas valve operation
